Colliers has released its Q42021 Transaction highlights for the Canadian hotel sector as follows:

  • Hotel transaction activity accelerated in Q4 with approximately 52 transactions totaling more than $850 million, representing the third largest quarter for hotel investment by volume since the global financial crisis. The strong end to the year pushed annual transaction volume to just under $2 billion, more than doubling that of 2020 ($862M) and up 13 per cent from 2019 ($1.76B).
  • Fourth quarter activity was elevated by a handful of high-profile transactions in the Greater Toronto and Montreal regions as well as key Ontario and Alberta resort markets with five trades over $50 million.
  • The top three trades by volume in 2021 include the Hilton Garden Inn Toronto-Vaughan ($133M - redevelopment), Deerhurst Resort ($106.2M), and the King Blue Hotel Toronto ($74M).
  • While pandemic conditions have endured, investor confidence has remained largely intact with nearly 60 per cent of annual volume related to acquisitions for continued hotel use and just 2 per cent from distressed situations with the balance represented by transactions for alternate use or redevelopment.
