Canada hotel RevPAR hits record high in August

Canada’s hotel revenue per available room (RevPAR) exceeded $200 for the first time on record, according to August 2025 data from CoStar.

National performance

  • Occupancy: 80.7 per cent (+1.5 per cent)
  • Average daily rate (ADR): $250.18 (+6.1 per cent)
  • RevPAR: $202.01 (+7.7 per cent)
  • Occupancy reached its highest level since August 2014.

Provincial and territorial performance

British Columbia reported the largest occupancy increase, up six per cent to 87.2 per cent.

Newfoundland and Labrador led in rate growth, with ADR rising 17.4 per cent to $243.50 and RevPAR up 18.6 per cent to $210.42.

Major market performance

Vancouver recorded the highest occupancy among major markets, climbing 4.6 per cent to 91.9 per cent. RevPAR in the city increased 12 per cent to $340.08.

Toronto, which hosted the Oasis Tour in late August, posted the strongest ADR increase, up 8.1 per cent to $281.46.
